What Happens After a Buyer Submits an Offer?

Once a buyer submits an offer on a home, the process moves quickly behind the scenes. Understanding the steps that follow can help both buyers and sellers stay calm, confident, and prepared.

Step 1: Review and Respond

The seller, with their agent, will review the offer’s price, terms, contingencies, and proposed timeline. They can either:

  • Accept the offer as-is

  • Reject it outright

  • Send back a counteroffer with revised terms

Most negotiations in Central Florida are resolved in 24–72 hours, especially in competitive submarkets like Clermont, Mount Dora, or Baldwin Park.

Step 2: Executing the Contract

Once both parties agree and sign, the home is officially “under contract.” The buyer typically submits their earnest money deposit, which is held in escrow and applied toward closing.

Step 3: Inspections and Due Diligence

Buyers usually have 7–15 days to conduct a home inspection and negotiate any repairs. This period may also include:

  • Reviewing HOA documents

  • Verifying flood zones and insurance needs

  • Conducting specialized inspections (e.g., termite, roof, pool)

Step 4: Appraisal and Loan Processing

If financing is involved, the lender orders an appraisal to confirm the property’s value. Meanwhile, the loan moves through underwriting. This step usually takes 2–3 weeks.

Step 5: Final Walkthrough and Closing

Just before closing, the buyer does a final walkthrough to ensure the home is in agreed-upon condition. Then, both parties sign documents and officially close. Keys are exchanged — and the home changes hands.
