Orlando Housing Market Update February 2025: More Homes, Competitive Prices, and Strategic Opportunities
The Orlando housing market showed significant shifts in February 2025, providing valuable insights for buyers and sellers. According to the Orlando Regional REALTOR® Association (ORRA), several key market indicators highlighted important trends.
Inventory on the Rise
February saw the highest housing inventory levels since October 2014, with 12,411 homes available—up 44.5% from February 2024. Compared to January 2025, inventory increased by 6.1%. This rise in available homes provides buyers with more choices and negotiating leverage.
Home Prices Remain Strong
The median home price rose slightly to $385,000, up 2.1% from $377,000 in February 2024. Additionally, a similar increase of 2.7% from January 2025, signaling continued strength in home values.
Sales Activity Increases
Closed home sales experienced a 21.3% increase month-over-month, rising from 1,514 sales in January to 1,837 sales in February. However, year-over-year comparisons show a 15.5% decline from February 2024, indicating mixed activity levels compared to the previous year.
Interest Rates Steady
Mortgage rates slightly decreased to 6.69%, down from 6.85% in January, making home financing marginally more affordable for buyers.
Market Pace
Homes are moving relatively quickly, with the average days on market slightly rising to 76 days compared to 74 days in January. Still, this is notably different than February 2024, which saw an average of 57 days on the market.
Opportunities for Buyers and Sellers
Lawrence Bellido, President of ORRA, highlighted that the current market environment presents excellent opportunities for buyers to negotiate favorable terms and secure a home before competition intensifies with the approaching spring season. For sellers, the sustained price strength and quicker market pace suggest continued favorable conditions for listing properties.
